New roof legislation makes homeowners insurance more attainable

New roof legislation makes homeowners insurance more attainable

Many unfortunate homeowners in 2022 had the stressful experience of learning that their insurance providers were denying them coverage or declining to renew their policies simply because of the age of their roof, not its condition. In response, the Florida legislature enacted new legislation around homeowners insurance. Here’s what you need to know.

The Tampa Bay Times reports that new legislation prevents insurance companies “from denying coverage because of a roof’s age if the roof is less than 15 years old. And for roofs that are older than 15 years, insurers would have to allow homeowners to have an inspection on the roof’s condition before refusing coverage. If the inspection shows the roof has five or more years of useful life left, the insurance company could not reject coverage simply because of age.”

These measures are especially meaningful to homeowners who finance their homes as most mortgage companies require homeowners insurance. Even homeowners without a mortgage need options for homeowners insurance to protect themselves in the face of Florida’s frequent hurricanes.

The Florida legislature has also provided for grants up to $10,000 to help homeowners harden their homes to make their homes more weather resistant.
